The Foundation — The Most Important Item In A Texas Home Inspection
In the Houston metro, the foundation is almost always the single most consequential item in a home inspection. The region’s expansive clay soil (commonly known as “gumbo clay”) moves dramatically with changes in soil moisture — swelling when wet, contracting when dry. This movement is relentless and cumulative, and it affects slab foundations throughout the area.
During an inspection, Mark evaluates the interior and exterior of the home for evidence of foundation movement: drywall cracking at door and window corners, doors and windows that stick or have been trimmed to work after movement occurred, gaps in flooring at walls, separation at interior/exterior brick or stucco joints, and other signs of differential settlement.

Older Tomball-area neighborhoods often have pier-and-beam construction — homes built on a network of concrete piers and wooden beams rather than a solid concrete slab. These homes have a crawl space that we access and assess for moisture, wood rot, pest activity, and the condition of the structural framing.
Pier-and-beam homes respond differently to soil movement than slab homes, and they have their own set of maintenance considerations. Buyers purchasing in neighborhoods with this construction type benefit from understanding the differences.
Hvac Systems In Texas Homes
An HVAC system in Houston has one of the most demanding operating environments in the country. We evaluate system age, condition, and performance — including airflow at supply registers, filter condition, refrigerant line condition, and evidence of previous service.
Texas HVAC systems often have their ductwork in the attic — an extremely hot environment that accelerates duct degradation, promotes joint separation, and in some cases allows conditioned air to leak directly into the unconditioned attic space. We check accessible ductwork and note evidence of disconnected, crimped, or otherwise compromised duct sections.
What About New Construction In The Northwest Houston Area?
New construction is active throughout Tomball, Cypress, and the surrounding communities. Buyers of new construction sometimes assume that new means problem-free. It doesn’t.
New construction homes in Texas benefit from an independent inspection just as much as resale homes — sometimes more, because construction defects discovered within the builder warranty period can be addressed at the builder’s expense. Once the warranty period expires, that leverage is gone.
